  • Central Air Conditioning (optional) – Evaporative cooler, built-in electric wall units, mini-split ductless systems, refrigeration system (includes heat pump) – thermostats, liquid and suction line dryers, refrigerant recharging, fuses, disconnect boxes and wiring, breakers, condensing unit, refrigerant lines, evaporator coils (including thermostatic expansion valves).
  • Plumbing – Toilet tanks, bathtub motor, air switch assemblies, pump, circulating hot water pump, water, leaks and breaks, drain, gas, vent or sewer lines (except caused by freezing), circulating hot water pump, pressure regulators, valves: shower, diverter, angle stop, rise, gate valves, permanently installed sump pumps (ground water only).
  • Septic Tank Pumping/System (optional) – System – Aerobic pump, sewage ejector pump, jet pump, septic tank line from house to septic tank.
    Pumping –  One time pumping per Contract if the stoppage is due to septic tank backup.
  • Pool/Spa Equipment (optional) – Pumps, timers, valves, heating units, salt water cell, above ground plumbing and electrical, filters, pool sweep motor and pumps, heating units, circuit board.

First American Home Warranty Coverage Limits 

There is a dollar/ceiling limit to the amount FAHW will spend on your covered items and a maximum amount for the complete coverage. For example, FAHW sets $3,500 to repair or replace kitchen appliances. Similarly, the systems and additional items also have limits attached.

Plan Exclusions

As is standard practice in the home warranty industry, FAHW excludes certain parts and components of covered items. It also does not offer coverage for cosmetic defects and manufacturer’s defects.

Unknown or undetected pre-existing conditions are covered, while damages resulting from any cause other than routine wear and tear are not. Reading the sample contract can offer insight into the company’s coverage limitations.

First American Home Warranty’s customer service is available 24/7 to assist you regarding any queries or filing a claim. Your claim will be verified, and the company will arrange a service technician within 4 hours of your call during regular business hours. The company will expedite the process (reasonably) during emergencies. However, the company will charge you a small fee to offer any non-emergency services after regular business hours.
