Landmark Home Warranty only covers a few states of the US. However, they offer a range of services such as Pest Control and the no-fault coverage of certain conditions including improper maintenance, giving them an edge. Landmark also provides re-key services. They have a standard deductible of $65, which can be adjusted by speaking to the company reps before buying a plan.
Landmark is one of the few companies to offer no-fault coverage over repairs required due to rust, corrosion, sedimentation, and/or lack of maintenance. However, this is if a visual inspection of the system/appliance is performed by a state-licensed inspector, who presents a report certifying that it is in proper working order and there is no indication of any need for maintenance, repair, or suggestion of imminent failure. The visual and mechanical tests should be performed 60 days prior to the effective date of the policy and during that time no malfunctions, defects, or imperfections are to be detected. Landmark Home Warranty reserves the right to decide if a covered item’s repair or replacement will be funded.
Landmark will try their best to send in a licensed technician within 24 hours of receipt of the complaint. Emergencies are defined as system/appliance failures causing interior flooding due to plumbing breakdowns, loss of A/C or heating in extreme temperatures, secondary damage, endangered public health and safety, interference in healthcare support of home occupants and interruption in utility facilities like electricity, water, gas or toilets.
Rekeying refers to the removal of the pins and springs in the lock cylinder and their replacement with new pins and springs. This allows the keys to be changed without completely changing the lock. Landmark home warranty offers this service for up to six locks, for standard cylinder door locks and deadbolts. They cover the provision of four copies of the key. Biometric, non standard locks and advanced security locks are not covered.
Landmark Home Warranty has a 30-day waiting period for plans not bought through real estate transactions. This is done to ensure that a mechanical breakdown is indeed due to normal wear and tear. Though not mandatory, it is advisable to get a home inspection done to prove that your systems and appliances have no pre-existing vulnerabilities.
You can cancel your home warranty policy by emailing or calling the company. You get a full refund of what you paid if you cancel within 30 days of the effective date of the policy without having claimed any services. Beyond this period, you get a prorated refund minus a $75 fee for administrative purposes.
The exact pricing varies as per the location and home sizing. The Essential Plan offering basic coverage costs $375 for a single family home/condo while a duplex owner will have to pay $600. A triplex plan costs $750 and a fourplex homeowner pays $850. Payment for the other plans involves adding the individual component pricing over the Essential Plan.
